On the hottest, most humid day of the year- a day when temperatures would climb to a scorching 104 degrees- Hamilton Square and its surrounding neighborhood experienced a brutally ill-timed series of brownouts and power outages. We first began experiencing problems with the HVAC system in the early hours of the morning. The cooling tower in the building was malfunctioning, thus affecting air conditioning units throughout the building. Our staff immediately called our mechanical contractors, who were able to remedy the problem by 7:30am. The malfunction was caused by the cooling tower’s safety controls, which shut itself down in response to a “low power incident,” as explained by PSE&G. While we are pleased that our systems operated properly, we apologize for any inconvenience and discomfort our residents may have experienced.

As the day progressed, we continued to experience sporatic power failures. At 4pm, power was loss throughout the neighborhood. Air conditioning units were rendered useless and the elevators had to be shut down. But again, our staff responded valiantly. As residents returned home from work, the building staff assisted with packages, strollers, and even babies- all the while checking on HVAC units, calling the power company, and even rescuing Hamilton Square developer Eric Silverman from a trapped elevator!

In addition to recognizing the efforts of our building staff, we would also like to thank our residents for their understanding and support during this difficult time!

On Saturday, June 4, 2011, Hamilton Square hosted a tour, discussion and rooftop reception for the Urban Land Institute. The event was attended by about 25 architects, planners, engineers, community members and Hamilton Square residents. Hamilton Square developer Paul Silverman led the group on a tour of the condominium complex.

Hamilton Square Courtyard

Beginning in the building’s spacious courtyard, Paul regaled the group with the history of the site, the development process and the status of the building and neighborhood today. The discussion about Hamilton Square’s development continued as the group meandered its way through the building’s retailers. A stop into Antheia Floral Design was followed by a visit to the Downtown Coop, where owners Mary and Dave Suliburk explained how the food co-operative works.

Downtown Coop Owner Dave Suliburk addresses the group

Paul then led the group to the Newport Pharmacy, Hamilton Health and Fitness, Smith & Chang General Goods and Madame Claude Wine, stopping at each location to describe its story with vivid and intimate detail.

Following the tour of Hamilton Square retailers, the group stopped by an apartment en route to the final destination on the roof terrace, where a cocktail reception with food from nearby Hamilton Inn greeted them. The group mingled, discussed the topics of the tour and took in views of the Manhattan skyline.
